FINDING A HOME
 
The Land Trust offers affordable homeownership opportunities for people who live or work in Orange County and earn less than 80 percent of the Area Median Income. Most Land Trust homeowners are first time homebuyers.
There are over 125 homes in the Land Trust. The Land Trust works with area developers, the local governments, and state and federal agencies to keep home prices below market value. Typically Land Trust homeowners pay 50 percent to 60 percent of the actual value of the home when they purchase.
More than 130 homeowners have purchased Land Trust homes since the first Land Trust home was sold in 2001. Our former homeowners have gone on to purchase in the private market, using the proceeds from the resale of their Land Trust home. At resale, homeowners earn approximately 20 to 30 percent of the appreciation in the home.
The Land Trust model works because homeowners pass on a portion of their appreciation to the next qualified buyer, who in turn purchases the home at a considerable savings.
What a person gains by owning a Land Trust home far outweighs the monetary differences between our program and the private market. While the private market will always provide a better return on investment, our program works to serve those who cannot afford the private market.
