Our Mission: Providing permanently affordable homes, and land, for the benefit of our community.
JOIN - Our membership is open to all. Our members are CLT homeowners, business people, elected officials, community activists, and many others, all concerned about the high cost of homeownership in our community. All donations are tax-deductible and help build a legacy of homes that will remain affordable for generations. Members attend our Annual Meetings and help elect our Board of Directors.
CONTRIBUTE - The Land Trust is funded through membership donations, individual donations, transaction fees, foundation grants, in-kind donations of professional services, lease fees, and public operating support. VOLUNTEER - We welcome your time, energy, and enthusiasm! You can help promote permanently affordable homes in Orange County for generations to come.
The Land Trust works to create affordable homeownership opportunities for Orange County employees and residents earning less than 80% of the Area Median Income (AMI - Click here for AMI chart and explanation). We convey ownership rights and responsibilities to first time homebuyers that meet our program qualifications. With the help of area developers along with local and federal governments, we have been able to acquire 115 quality, affordable homes. We utilize those same sources to fund projects and bring sales prices below market value.
By the end of 2005, The Land Trust had sold homes to 131 low-moderate income households. All 16 of our former homeowners have gone on to purchase in the private market, using the proceeds from the resale of their Land Trust home. Upon resale, homeowners earn approximately 20-30% of the appreciation in the home. Typically Land Trust homeowners pay 50-60% of the actual value of the home when they purchase. So when they pass on the home to the next qualified buyer, they are also passing on their savings.
What a person gains by owning a home far outweighs the monetary differences between our program and the private market. While the private market will always provide a better return on your investment, our program works to serve those who cannot afford the private market.
